It’s time to change the roof. The roof is one of the fundamental structures of the house, responsible for protecting the rest of the structures and their contents against hurricanes, sun, and torrential rains. So much so that we often use the term “having a roof over one’s head” to refer to “having a home.”
Furthermore, the roof is one of the most exposed parts to external elements like rain, hail, wind, falling branches, and fruits from surrounding trees. Although experts often say a roof should last around 20 years, the reality is that some reach that age and remain in excellent condition, while others show signs of wear much earlier, manifesting through leaks, deteriorating shingles, or in the case of asphalt shingles, becoming warped or curled.
One of the first questions we tend to ask ourselves when replacing a roof is what material to choose, considering its durability and price. An asphalt shingle roof should last 15 years, a metal roof between 20 and 50 years, and beautiful clay tile roofs between 40 or 50 years. As you can imagine, the more durable roofs are much more expensive.
Whichever material you choose, keep in mind that this is a job that requires a permit from the City, a licensed contractor, and multiple inspections. Don’t attempt to repair the roof illegally because, for insurance purposes, the structure will be considered as old as the last legal change that was made to it. Additionally, registering a new roof will positively influence the price of your insurance policy. It’s time to change the roof.
